What Happens During A Re-Roofing Project?

Not all roofers follow the same procedures, but here at D Hennessy Roofing, we have over 25 years of experience in re-roofing Dublin homes, and these are the steps we find to produce the best results:

Erect scaffold and prepare the site

Remove ridge tiles, slates and battens

Clean off the rafters

Replace wall plates

Treat existing rafters if required

Fix new breathable membrane


Re-bed ridge tiles

Remove rubble and scaffolding to leave the property clean and tidy.


For some roofs, hidden issues can only be discovered during step 2 of the re-roofing process. When the old tiles, slates and battens are removed, the underlying ridge ports or gable could have rotted. This can’t be seen from an initial roof inspection, and it can be an urgent issue to fix. It's essential that any rotten timber is replaced, and you should always make sure your roofing company have done this.

After the new roof is fully installed, we complete another full drone inspection to ensure everything is 100% as it should be. We provide the before and after footage for the property owner to keep.


Things That Can Influence the Cost Of A New Roof In Dublin


Size and type of materials: i.e. smaller tiles take more tile to install and therefore increase labour fees, and natural slate tiles cost significantly more than man-made

Waste/skip hire (We include this for free with all of our new roof projects)

Labour costs (this can vary around the county and between roofing companies)

Company costs: This covers things like insurance for the workers, sick pay, administrative costs, vehicles, etc.


Optional extras:

This cost covers anything that could be replaced but doesnít have to be. This can include:

Replacing pipe sleeves and other leadwork

Repointing the chimney

Replacing fascia, soffits and rainwater guttering
